It’s Time to Rate Your Tenant

The rules and regulations for the private rental sector continue to become more restrictive. These introduction of fines and fees, in sections of the UK, are limiting the capacity for profit for lessors. Therefore, landlords will want to ensure there properties are kept to a high standard to limit their outlays.

Landlords will be forced to find a system whereby they can cherry-pick the top tenants for their houses. Applications, such as TripAdvisor, have had great success allowing users to make their own comments about businesses. Using consumer referrals has led to TripAdvisor accumulating an online database of ‘more than 100 hundred million reviews’, helping ‘200 million visitors a month planning their trips based on their recommendations’.*

This notion is the opposite direction of a two-way street already in play. With the property industry shifting towards incorporating consumer-centric business models, the offer of exceptional customer service shall be replicated. As much as landlords will want to find the best tenants for their properties, tenants will want to find the landlord who will look after them. This should lead to more private renters maintaining property to an excellent standard, in order to help them become a better candidate for the top properties.
